As Rosslyn re-develops, and more residential buildings are created both within the commercial office core and near the edges of the community, Rosslyn should change over time.
The 2000 Census gives us a snapshot of the ‘The Way We Were” and provides a baseline of information as Rosslyn grows and changes.
In 2000, the population of Rosslyn – which encompasses all of Zip Code area 22209 – was 11,622. This compares to the total population of Arlington County, which was 189,453, a 10.9% increase over its 1990 population. Although Rosslyn residents are predominately White, there are large percentages of Hispanics and Latinos (19.6%) and Asians (13%).
Age
Rosslyn residents are relatively young, with the median age at 30.9 years of age, compared to median age of 34 in Arlington County. Fully 54.5% (6,195) of the population is between the ages of 25 and 44, with 988 children under 18 years of age (8.6%) and 628 school-age children aged 5-18. Senior citizens, 65 years and older, number 548 or 4.7% of the total Rosslyn population.
Income
The median household income in Rosslyn is $51,418 – below the Arlington County median of $63,001 but above the median Virginia median household income of $46,677.
Rosslyn has a lower percentage of persons living below the poverty level (5.0%)than Arlington County (7.8%).
In 2000, the poverty threshold was $8,794 for an individual and $11,239 for a two-person household.
Housing
In the year 2000, Rosslyn had 7,353 housing units, with 93.4% of the total units occupied. Of these, 78.4% were rental units, with a median contract rent of $804.
In renter-occupied housing units, 45.3% of the householders are between the ages of 25 and 43, with 25.2% family households and 74.8% non-family households.
In owner-occupied housing units, 23.6% of the householders were between the ages of 45 and 54, with 33.6% family households and 66.4% non-family households.
Housing Prices
According to a recent Washington Post (March 28, 2004) survey of housing prices in the Washington area, the median purchase price for a house in Rosslyn between January and December, 2002, was $204,200, with 111 homes sold during that period.
However, the Post also reported that the single steepest jump in the region’s purchase process was in Rosslyn. “A batch of new luxury homes, including a $2.6 million townhouse above the Iwo Jima Memorial, pushed the median value (underline ours) to $664,562 a 223.9% gain,” reported the Post.
Commuting
Residents generally drive to work (46.7%), but many take public transportation (38.8%), and some 11.4% even walk.
Vehicle Ownership
The average number of vehicles in owner-occupied units is 1.5, with 10% owning no cars. In renter-occupied units, the average number of cars is just one, with 21% having no vehicle.
